Do you need a Flood Report?

According to the Environment Agency around five million people, in two million homes live in flood risk areas in England and Wales. The Flood Report is an "authorised" document in the HIP and it gives buyers the information they need on whether the property is at risk.

The report addresses three key issues:-

Is the property in or within 250m of an area affected by flooding or extreme flooding?

Is the property in or within 250m of flood defences as recorded by the Environment Agency?

Is the property in or within 250m of an area benefiting from flood defences?

A buyer or their solicitor is likely to commission a Flood Report if they think your home is at risk. So if you think it may be putting a Flood Report in your HIP will reassure prospective buyers and avoid wasted time and money by preventing any nasty surprises later.
